"I live in the Portland, Oregon area. I was part of Cris Chico's Virtual Wholesaling Rapid Success program that he ran after his beta campaign. I started a SalesTeamLive campaign, marketing to sellers and buyers in my home area...

"When I began the campaign, I was very excited -- I thought I would get lots of homes. I got great feedback -- lots of buyers and sellers responded. In fact, I was so inundated with sellers that I couldn't keep up with them. It was a wonderful problem to have! Except I really wished that I had a virtual assistant at that point in time. I'm still trying to get back to all of the sellers who called in.

"Within just a couple of weeks, I had my first deal. Boy, was I excited! I figured that the value on the house was about $220,000, after repairs.

"So I got an appraiser to come out and he gave me an appraisal of $265,000 to $275,000! I had my vacation already planned, but it got more exotic with that appraisal! The [exotic vacation] didn't happen because the condition of the house was very poor. It needed extensive repairs, about $45,000 worth.

"I put it on the market for $165,000 thinking this was a good deal for somebody. I had gone into contract at $102,000 with $45,000 in estimated repairs. I picked up my check yesterday and it was for $23,000! On my first deal! But there also was a bonus: I got my $100 deposit back, too! Two checks! Can you believe it?

"I'm happy, the buyer is happy because he has a great investment and the sellers are very happy because they got rid of a property that had no income for them, and now they can relax."
