Consistently mailing & dripping on his list, Rob used his knowledge of Sales Mastery to help him build rapport with the seller Rob answers all of his call live, even though his cards read "call for your free recorded message". Rob believes that not only do you have to keep up with your mailing, but you need to have an infrastructure to support your marketing. He uses a lot of testimonials on his website to build creditability.

The seller was a tired landlord, looking for someone he can trust. Rob purchased the home for $150,000 with 0% financing, no money down, seller carried for 5yrs with $600/month principal payment to the seller. He received $40,000 in private money at 10% interest at closing. He spent $30,000 to rehab the property and pocketed $10,000.

It took him 3 weeks to market the property. He took a lot of phone calls, probably over 100 calls to get 1 good buyer.

He sold the property on a Lease Option / Rent to Own for $239,900. Monthly Lease Payment = $1295/month, with a $10,000 down, which he gets to pocket.

Cashflow positive of almost $700/month.

In Summary: Rob received $20k front end, $700/month cashflow for up to 3yrs and when the buyer executes the option, Rob will make an additional $30k back end. All this with 0% down and 0% interest, seller carry.
