This policy covers how STL treats personal information that STL collects and receives, including information related to your use of STL products and services. Personal information is information about you that is personally identifiable like your name, address, email address, or phone number, and that is not otherwise publicly available. This policy does not apply to the practices of companies that STL does not own or control, or to people that STL does not employ or manage. STL is the sole owner of the information collected on the Site. STL may collect personally identifiable information from you at several different points on our Site
3.0 Information Collection & Use
In order to use this Site, you must either submit a completed printed STL Application Form or complete the online registration form listed on the Site. If your printed application form or online registration form is accepted by STL, you will receive an authorization code from STL and be asked to create a user name and password in order to complete your registration. However, you will not be allowed access to content available to subscribers to the Site unless and until you accept the terms of STL’s End User License Agreement. In the STL Application Form and on the Site registration form you are required to give contact information (such as name, email, and mailing address) and financial and billing information (such as credit card number, expiration date). We use this information to contact you about the services on our Site in which you have expressed interest, for billing purposes and to fill your orders. Once you register with STL and sign in to our services, you are not anonymous to us. All financial and billing information that we collect through the Site is used solely to check the qualifications of prospective customers and to bill for our services. This billing information is not used by STL for marketing or promotional purposes. STL uses a third-party intermediary to manage the credit card processing. This intermediary is solely a link in the distribution chain, and is not permitted to store, retain, or use the information provided, except for the sole purpose of credit card processing.
If you choose to post messages in the Community section of our Site, or other message areas or leave feedback for other users, we will collect that information you provide to us. We retain this information as necessary to resolve disputes, provide customer support and troubleshoot problems as permitted by law.
If you send us personal correspondence, such as emails or letters, or if other users or third parties send us correspondence about your activities or postings on the Site, we may collect such information into a file specific to you.
3.3 Surveys or Contests
From time-to-time we may provide you the opportunity to participate in contests or surveys on our Site. If you participate, we will request certain personally identifiable information from you. Participation in these surveys or contests is completely voluntary and you therefore have a choice whether or not to disclose this information. The requested information typically includes contact information (such as name and shipping address), and demographic information (such as zip code). We may use a third party service provider to conduct these surveys or contests; that company will be prohibited from using our users’ personally identifiable information for any other purpose.
3.4 Customer Referrals
If you choose to use our referral service to tell a business associate or peer about our Site, we will ask you for your associate’s or peer’s name, phone and email address. We will automatically send your associate or peer an email(s) inviting him or her to visit the Site. STL stores this information for the sole purpose of sending emails and tracking the success of our referral program. Your friend may contact us at firstname.lastname@example.org to request that we remove this information from our database.
3.5 Site Usage
STL collects information about your transactions with us and with some of our business partners, including information about your use of real estate products and services that we offer. STL automatically receives and records information on our server logs from your browser, including your IP address and the pages you request.
4.0 Uses of Information.
We use your personal information to facilitate the services you request. We use your personal information in the file we maintain about you, and other information we obtain from your current and past activities on the Site to: resolve disputes; troubleshoot problems; help promote safe exchange of information; collect fees owed; measure consumer interest in our products and services, inform you about online and offline offers, products, services, and updates; customize your experience; detect and protect us against error, fraud and other criminal activity; enforce our End User License Agreement; and as otherwise described to you at the time of collection. At times, we may look across multiple users to identify problems or resolve disputes, and in particular we may examine your personal information to identify users using multiple user IDs or aliases. We may compare and review your personal information for errors, omissions and for accuracy.
You agree that we may use personal information about you to improve our marketing and promotional efforts, to analyze site usage and effectiveness, improve our content and product offerings, and customize the Site's content, layout, and services. These uses improve the Site and better tailor it to meet your needs, so as to provide you with a smooth, efficient, safe and customized experience while using the Site. You agree that we may aggregate (i.e. gather up data across some or all users) your personal information with the personal information of other users of the Site to analyze Site usage patterns and capture information about the user population.
5.0 Information Sharing and Disclosure.
STL does not rent, sell, or share personal information about you with other people or nonaffiliated companies except to provide products or services you've requested, when we have your permission, or as described herein. These companies may use your personal information to help STL communicate with you about offers from STL and our marketing partners. However, these companies do not have any independent right to share this information. In the “My Account - Alerts” area of the Site, you can choose whether or not to receive information from these companies. The following describes some of the ways that your personal information may be disclosed in the normal scope of business to provide our services.
We also aggregate personal information and disclose such information in a non-personally identifiable manner to advertisers, business partners and other third parties for their marketing and promotional purposes. However, in these situations, we do not disclose to these entities any information that could be used to identify you personally. Certain information, such as your name, email address, password, credit card number, and bank account number, are not disclosed to these third parties in a personally identifiable manner without your explicit consent.
5.2 STL Community
If you choose to use the Community portion of our Site, your user ID will be displayed and is therefore available to the public. Therefore, if you associate your name with your user ID, the people you have revealed your name to will be able to personally identify your activities and communications within the Community Portion of the Site. You should be aware that any personally identifiable information you submit on the Community portion of the Site can be read, collected, or used by other users of this forum, and could be used to send you unsolicited messages. STL is not responsible for the personally identifiable information you choose to submit in this forum.
5.3 Learning Center and Business Services
5.4 Internal Service Providers for Our Operations
5.5 Legal Requests
We cooperate with law enforcement inquiries, as well as other third parties to enforce laws, such as: intellectual property rights, fraud and other rights, to help protect you and the STL community from bad actors. Therefore, in response to a verified request by law enforcement or other government officials relating to a criminal investigation or alleged illegal activity, we can (and you authorize us to) disclose your name, city, state, telephone number, email address, userID, and Site activity history without a subpoena. Without limiting the above, we will not otherwise disclose your personal information to law enforcement or other government officials without a subpoena, court order or substantially similar legal procedure, except when we believe in good faith that the disclosure of information is necessary to: prevent imminent physical harm or financial loss; or report suspected illegal activity.
6.0 Account Information and Data.
As is true of most Web Sites, we gather certain information automatically and store it in log files. This information includes internet protocol (IP) addresses, browser type, internet service provider (ISP), referring/exit pages, operating system, date/time stamp, and clickstream data. STL uses this information, which does not identify individual users, to analyze trends, to administer the Site, to track users’ movements around the Site and to gather demographic information about our user base as a whole.
We do link this automatically-collected data to personally identifiable information. IP addresses are tied to personally identifiable information to monitor that licensing agreements are maintained.
Cookies come in two flavors: session and persistent-based. Session cookies exist only during an online session. They disappear from your computer when you close your browser software or turn off your computer. Persistent cookies remain on your computer after you've closed your browser or turned off your computer. They include such information as a unique identifier for your browser.
STL uses session cookies containing encrypted information to allow the system to uniquely identify you while you are logged in. This information allows STL to process your online transactions and requests. Session cookies help us make sure you are who you say you are after you've logged in and are required in order to use the STL application. STL uses persistent cookies, that only STL can read and use, to identify the fact that you are a STL customer or prior STL Website visitor (whatever the case may be). We are especially careful about the security and confidentiality of the information stored in persistent cookies.
8.0 Clear Gifs (Web Beacons/Web Bugs).
We may employ (and our third party advertising and service partners may employ) a software technology called clear gifs (a.k.a. Web Beacons/Web Bugs), that help us better manage content on our Site by informing us what content is effective. Clear gifs are tiny graphics with a unique identifier, similar in function to cookies, and are used to track the online movements of Web users. In contrast to cookies, which are stored on a user’s computer hard drive, clear gifs are embedded invisibly on Web pages and are about the size of the period at the end of this sentence. We tie the information gathered by clear gifs to our customers’ personally identifiable information.
We use clear gifs in our HTML-based emails to let us know which emails recipients have opened. This allows us to gauge the effectiveness of certain communications and the effectiveness of our marketing campaigns. If you would like, you may opt-out of these emails.
9.0 Links to Other Sites.
10.0 Access to Personally Identifiable Information.
If your personally identifiable information changes, or if you no longer desire our service, you may correct, update, delete or deactivate it by making the change on your My Account – Setup page, by emailing email@example.com or by contacting us by telephone or postal mail at the contact information listed below.
The security of your personal information is important to us. When you enter sensitive information (such as credit card number and/or social security number) on our registration or order forms, we encrypt that information using secure socket layer technology We follow generally accepted industry standards to protect the personal information submitted to us, both during transmission and once we receive it. No method of transmission over the Internet, or method of electronic storage, is 100% secure, however. Therefore, while we strive to use commercially acceptable means to protect your personal information, we cannot guarantee its absolute security. If you have any questions about security on our Web Site, you can send email us at firstname.lastname@example.org.
12.0 Control of Your Password.
13.0 Accessing, Reviewing and Changing Your Personal Information.
We offer you the ability to automatically review and change the information you submit to us by logging into the Site and entering in the new information yourself. Generally, we will not modify your personal information based on your request because it is very difficult to authenticate your account manually. You can change your user Id, email address, contact information, financial information, shipping information and user preferences by going to your My Account – Setup – Account page of the Site. You must promptly update your personal information if it changes or is inaccurate. Once posted, you may not be able to change or remove any public postings made on the Site including the Community portion of the Site or other message areas or the feedback area.
Upon your request, we will deactivate your account, contact information, billing information, shipping information, and financial information from our active databases. To make this request, email email@example.com. Such information will be deactivated as soon as reasonably possible based on your account activity and in accordance with our deactivation policy and applicable law.
We will retain in our files some personal information you have requested to remove to prevent fraud, collect any fees owed, resolve disputes, troubleshoot problems, assist with any investigations, enforce our User Agreement and comply with legal requirements as is permitted by law. Therefore, you should not expect that all of your personal information will be completely removed from our databases in response to your requests. However, such personal information will be deactivated from public and member viewing and will only be available to select STL personal.
14.0 Business Transitions.
In the event STL goes through a business transition, such as a merger, acquisition by another company, or sale of all or a portion of its assets, your personally identifiable information will likely be among the assets transferred. You will be notified via notice on our Web Site for 30 days of any such change in ownership or control of your personal information.
16.0 Opt-Out Policy:
STL offers you the opportunity to “opt-out” of having your personally identifiable information used. If, at any time after registering for the Site, requesting information or ordering STL products or service, you change your mind about receiving information from us or about sharing your information with us and/or third parties, simply go to the My Account – Alerts page and uncheck the applicable selection. You can also send us a request specifying your new choice. Simply send your request to firstname.lastname@example.org
